Harrisburg Real Estate Trends, and How We Can Help You

Harrisburg area is having a good year. According to the National Association of Realtors 66% of our residents are home owners, and the median home price of $147,250 is 2.4% higher year to date. In addition to this, the number of properties for sale has gone down. This should mean, if history is to repeat itself, that prices will continue to rise.

If you are considering selling your home, or buying a new one, this might well be the time to make your move. You do, of course, have two choices – you can do everything on your own or you can work with one of the 1600+ first class Realtors in the Harrisburg Area Association of Realtors. However you decide to sell or buy your property, there will come a point when you will contact a title company to handle the post-contract work.

As title agents we, at Liberty Land Transfer, Inc. are here to make your closing smooth, hassle-free and, most importantly, timely. We liaise with your current and/or future lender to ensure all the mortgage details are in place, we will liaise with your surveyor, if you need one, and we will most certainly liaise with you and your Realtor.

Our role, as title agents, is to ensure every legal element is in place, so the title insurance policies can be issued to the new owner and their mortgage lender. As the closing agents, we will work to ensure the new TRID (TILA RESPA Integrated Disclosure) rules and regs are followed, so you do close on time.

With more than 26 years in the business, our office manager is one of the most experienced closing agents in town. With a real estate attorney, as our CEO, we can deal with any and all legal matters as they arise, without having to ‘go outside’ for legal opinions and rulings.

We automatically make sure that you get all discounts due to you, whether they are enabled by title insurance underwriting guidelines or state mandated instructions. If we can get you a discount, we will. We also do our best to make the closing convenient for you and your clients, because if one of you cannot make it to our office, for some reason, we will come to you. The day of closing can be fraught enough, so it’s good to know that traveling to another office may be one less thing to fit into your day.
