Reasons for Working With a Realtor When Buying a Home

You want your new home to be special. You want it to suit you and those who will live there, both now and in the future. You want it to be the right size and to have the right floor plan. You want it to be in the right area, and to have the right amenities. And you want to buy it for the right price, on the right terms, with the right mortgage (if you need a mortgage) and you want everything to go as smoothly as possible from when you decide you want it to the moment you sign your last sheet of paper, and get the keys.


Buying a home is a major project. It can be full of emotion – both good and bad. Getting it right takes planning and managing. The details you need to have in place, and making sure they stay in place need the right amount of attention. Having a specialist on your team, who will attend to those details, can make the difference between a smooth, well managed project that leads to a happy home, or an expensive, regretful experience.


Getting the plan in place, based on your goals and your particular circumstances, then following through, so you meet those goals is where experience, dedication and intention come into their own. In so many instances, experience, dedication and intention come dressed as a Realtor.


Realtors specialize in areas, property types, homeowner associations’ rules and regulations, and in knowing how to merge what you want to achieve with all those practicalities. Realtors also have far more access to information – general and specific, detailed and up-to-date, essential and not so important. Realtors are, in many cases, the difference between total success and shortfall, or even costly failure.


Realtors are licensed to perform in these circumstances. They have legal obligations to meet. They are also bound by a Code of Ethics which governs the way they must treat you and everyone else they come into contact with during the home search, the contract negotiations, and then managing the post-contract activities. If you want to have that specialist working with you to manage all of those things, then you should look for and choose a Realtor. Choose the Realtor you know you will be happy spending time with, leaving them to get on with the project when you are doing something else, managing the details, and guiding you to a successful home-buying conclusion.


When you have found your Realtor, and have signed the contract on your new home, a lot of work must still be done. Some of that work includes title searches, liaising with all the professionals – surveyor, lender, appraiser, etc – and handing the legal side of things. That is our area of expertise.
